Ross Garage

Ross Garage is a 13-floor, 1,700 space garage which serves tenants and visitors to Class A office buildings and businesses in downtown Dallas. It is located near several major office buildings, including Renaissance Tower and Fountain Place. The garage also contains 31,600 square footage of retail space rented as offices for Hertz and other businesses.

Ross Garage is owned by an affiliate of PCA and was purchased in 1995 after years of neglect by the previous operator. After acquisition, PCA supervised major renovations and upgrades to bring the facility up to our aesthetic and operating standards. The initial improvements in 1995 took approximately nine months to complete at a cost of $400,000. Recently PCA oversaw a $750,000 project for new elevators and revenue control equipment. Ross Garage was the first downtown Dallas garage to implement cashierless access and control. PCA also replaced the lighting in the garage, bringing energy consumption down by approximately 45% allowing for a payback in less than 2 years.PCA also initiated “Supergraphics” advertising on the exterior of the building in order to maximize the property’s revenue producing potential. Advertisers have included Disney, AT&T, Apple and others. PCA’s promotion of “Supergraphics” required negotiation with city government entities that,in turn,impacted the use of this advertising medium throughout the city.
