
PCA operated a 5-level parking garage and two parking surface lots for the First Baptist Church in downtown Dallas beginning in 2008. The First Baptist Church was the first Baptist church in downtown Dallas, originating in 1872. Since its founding, the Church has continued to be a downtown anchor and essential part of Dallas’ history and culture. Currently, the campus includes seven major buildings, including a store, cafĂ©, playground and two guest services centers, all situated on six city blocks in downtown Dallas.
When PCA took over operation of the Church’s 490 parking spaces in September 2008, we immediately implemented our proven operating procedures and controls. In the first nine months of our management, PCA increased the parking revenue, reduced expenses and improved the income stream to the Church by 40% over what the previous national operator was producing. Using PCA’s extensive market knowledge, the monthly parking rate doubled, and PCA also consulted with Church leaders to develop and implement a new rate structure that improved utilization and service for the Church’s parking properties.
Recognizing PCA’s operational expertise, the Church asked PCA to participate as a parking consultant in the design of the new parking garage to service their new sanctuary. The existing garage was demolished in late 2010 as this $115 million expansion got underway, but PCA continues to manage the Church’s active surface lot.
